2025 Small Community of the Year: Tiber Island Condominium

Tiber Island Condominium.

By Richard Brown, Board President

Let me introduce you to Tiber Island Condominium.

We are a 64 TH unit development (2070-2800 square feet units) with recessed private balconies on the Southwest Waterfront (Wharf) in Washington DC. This complex is located on the corners bordered by 4th and 6th Streets and M and N Streets SW. Our Condo has been for 60 years a part of a larger urban redevelopment which began in the late 1960’s. Our development didn’t just happen; it is the result of a national architectural design competition which attracted eleven leading firms from across America. We have four intimate individual courtyards linked to a magnificent 1 ¼ acre central plaza with a central waterfall accessed by wide greenways and narrow walks. Underneath the central plaza is a 2-story parking garage.

On May 24, 2012, the TIC was designated as a historic landmark in the DC Inventory of Historic Sites.

Our community is run by seven elected and rotating 3-year diverse and dynamic Board members in partnership with a contracted exceptional property management firm (EJF) for seventeen years. We have effectively managed, maintained and improved our footprint on the Waterfront. Our community is regarded as a must see and buy in the SW quadrant, driven by our physical layout and consistent property management and strong fiscal accountability.

Our location affords our CoOwners with access to all the things that make Washington DC special; we are two blocks from the now world-famous current dining and entertainment destination, The WHARF; across the street from the Arena Stage Theatre; a few blocks away from the Nationals Baseball Stadium and Audi Soccer Field. The Waterfront Metro stop is literally across the street. Nearby is Fort McNair, with its storied history and the oldest continuously operating fort in the country and home to the National Defense University.

Tiber Island Condominium (TIC) stands as a beacon of community living in the District of Columbia for 60+ years. Our mission is to lead and operate with a dedication to provide a comfortable, contemporary and efficient living experience in Washington DC.
